Please make sure you have recently reviewed the covenants and Bylaws. The Board of Directors and the property management representatives do regular walk-throughs to ensure residents are following those guidelines.
If you are selling your house, please make sure you are aware of the following:
It seems that Article II, Section 3 of the Covenants has been overlooked by many. Prior to April 1, there will be warnings given but beginning April 15 violations will result in a $100 fine per incident. The text below in italics are a few quotes from Section II, Article 3 of the Covenants but the entire document should be viewed for exact wording. Click here for the Covenants and By-Laws. The Board is obligated to enforce all violations of the Covenants and cannot pick and choose which it wants to enforce and which to overlook. In case you are wondering, it requires a 2/3 vote of the entire community to change them.
Excerpt from Section 3:
Signs. ...The Association shall be allowed to maintain signs and remove non-complying signs.
a. Homeowners and Realtors may display one single sided sign on the front of the property, no closer than 20 feet from the curb. The total height must not exceed 48 inches. The dimensions shall be 16inches high by 21 inches wide. Material will be wood mounted on a 2 by 4 post. Sign colors shall be Flexbon shell white #5770W numbering on a sparcal dark brown #1509 background and post. Five lines of lettering, including the phone number, will be allowed. The words FOR SALE or FOR RENT are prohibited. This sign may be displayed 24 hours a day.
b. Open House Signs. Homeowners may display one two sided sign on the front of the property no closer than 4 feet from the curb. The dimensions shall be 18 inches high x 24 inches wide. Only the word "OPEN" will be permitted on this sign. The sign may be displayed only when someone is on the property to show the residence.
c. Undeveloped Lots. Undeveloped lots may display one single sided sign on the front of the property, no closer than 20 feet from the curb. The total height for the sign must not exceed 24 inches. The dimensions shall be 24 inches wide by 10 inches high. The color will be equivalent to sparcal dark brown #1509 background with Flexbon shellwhite #5770w letters. Only the phone number in 4 inch numbers and the name of the real estate agent or owner in 2 inch letters is permitted on this sign.
ALL SIGNS AND LOCATIONS MUST BE APPROVED BY THE ASSOCIATION.

Mangrove Trimming and Alteration Regulations
Click here to see the document provided by the State of Florida regarding mangroves or call the Southwest District Office of the Department of Environmental Protection at 813-632-7600. One thing for sure is that mangroves can never be trimmed to a height of less than 6'. Also, no permit is required for a property owner... to trim mangroves ... if the current height of the trees do not exceed 10' in height (page 2 the first paragraph under "EXEMPTIONS". Please read the entire document before doing any trimming as this law must be carefully followed.

Remote for Southport Gate:
Contact the Secretary of Southport On The Bay if you need to purchase a remote for the Southport Gate. If you already have one and it isn't working, it is probably in need of two CR2032-3 volt batteries. The "+" on the batteries must point away from the circuit board. It may also need to be re-programmed. Click here for more information.
